The Largest Hollywood CRE Developments Under Construction Right Now

With the revitalization of Hollywood, the area associated with the movie industry is more popular than ever, especially with all of the ongoing commercial real estate development. There are many new projects that were recently completed in Tinseltown, most notably, the massive Eastown project on Hollywood Boulevard and the Camden Apartments on Vine Street. Other large projects have been planned and are under construction. Some are in the advanced stages of construction, while others are in the beginning stages. Below are just some of the developments currently being built in the neighborhood:

Total space: 487,350 sq. ft. (513 multifamily units)
Expected completion: 2017

Blvd 6200 South is the second phase of the already completed Eastown mixed-use complex. Located across the street, Eastown is home to 535 apartments and retailers such as CVS, Dunkin Donuts and (soon to be) Shake Shack. When completed, the $200 million mixed-use property will feature 507 apartments and approximately 60,000 sq. ft. of retail and restaurant space.

Total space: CoStar says 300,000 sq. ft. Architect website says 404,800 sq. ft. (280 multifamily units)
Expected completion: May 2017

Located on the eastern boundary of Hollywood, near the Hollywood/Western Metro station, is a mixed-use project currently underway by Atlanta-based Wood Partners. Rising six stories tall, ALTA 5550 will have 280 multifamily dwellings and 12,600 sq. ft. of ground floor commercial space.
 

Argyle

Total space: 113,000 sq. ft.
Expected completion: 2018

First conceived in 2006 and stalled for many years, the crane has finally been installed at 6230 Yucca St. The 18-story apartment building will have 114 units, with one-, two- and three- bedroom options available. It will also count with a 2,100 square foot first-floor retail space, pool, fitness center and 201 car parking garage. The tower will sit on a former radio station site.

ICON is a 14-story office building that will be located on the southwest corner of Sunset & Van Ness Ave, one block away from the 101 freeway. It is being developed on the Sunset Bronson Studios lot, home to KTLA. Amenities include electric-car charging stations, bicycle storage, showers & locker rooms. Earlier this year, it was announced that Netflix signed a lease for the entire 300k+ sq. ft. tower.

Developer: Hudson Pacific Properties
Total space: 96,053 sq. ft.
Expected completion: Summer 2017

This 5 story creative and production office building is being built adjacent to the ICON, by the same developer, Hudson Pacific Properties. Tenants will have access to Sunset Bronson’s 10 sound stages & production facilities, so the building is being targeted to production companies and others in the entertainment industry.

1601 Vine will be comprised of 8 floors of creative office space in the heart of Hollywood. It is located within walking distance to the Hollywood/Vine Metro station and across the street from Trader Joe’s and The Camden, a recently built 287-unit multifamily complex. The office development is expected to be LEED certified.

Expected completion: 2017

This hotel project is not your typical place to stay during your vacation. Instead of having restaurants & nightclubs within one building, the developers are building a “public alley” that will have 5 eateries & clubs in an adjacent structure. All parking will be off-site, except for 65 parking spaces, which will be located under Tao, one of the future hotel’s nightclubs.

The site of a former five-story office building, the Argyle Hotel will be a 16 story hotel tower, and will be managed by Kimpton Hotels, part of the InterContinental Hotels Group. A swimming pool is planned for the 5th floor. The development is kitty-corner from the multifamily project planned at 6230 Yucca St.
